Real Estate

Callahan Legal Associates, LLC assists buyers and sellers in the successful completion of their purchase or sale.  As part of this representation Callahan Legal Associates, LLC reviews, drafts, and negotiates purchase and sales agreements, reviews condominium documents, plans and financials, and represents our client at closing.

In addition, Callahan Legal Associates, LLC represents banks and mortgage lenders in the review of title, the preparation of closing documentation, provides advice and counsel on title issues, represents the bank or mortgage lender at closing, and facilitates the dispersal of loan proceeds.

Estate Planning

A well-crafted estate plan can determine how your assets will be distributed upon your passing, provide for the welfare of your surviving spouse and minor children, and set forth your wishes in the event of your incapacity.

Callahan Legal Associates, LLC will review and analyze your current family, asset and health care situation, and discuss your wishes with regard to the same. Based upon our review and analysis, and in consideration of your wishes, we will prepare and implement an appropriate estate plan to ensure the orderly disposition of your assets, avoid or decrease the need for a probate administration, provide for financial and healthcare management during your incapacity and, if necessary, incorporate estate tax reduction planning into your estate plan.

Medicaid Planning & Elder Law

Medicaid planning can be classified into two categories, crisis planning and pre-planning.  Crisis planning occurs when a client is confronted with the sudden and immediate need to be placed into a nursing home.  Pre-planning occurs when a client realizes that they may require long-term care in the future and makes a conscience decision to protect their assets by incorporating Medicaid planning into their estate plan.  

Callahan Legal Associates, LLC will review a client’s current asset and health care situation and discuss viable options and assist with the implementation of the same.

Probate Administration

An individual’s death can present confusing legal matters which must be managed and resolved in order to obtain the authority to distribute the decedent’s assets to his or her legatees, devisees and heirs.  This process is commonly known as “probate administration.”  Unfortunately, the Massachusetts probate administration process can be lengthy, burdensome, frustrating and filled with liability for the personal representative of the estate.  

Callahan Legal Associates, LLC provides attentive and professional start to finish guidance to the personal representative of an estate which includes the preparation and filing of probate petition, counsel with regard to personal representatives duties in administering and distributing the decedent’s estate and the reparation and filing of Inventories, Accounts and presentation of Final Accounts in order to close the estate.
